Piemonte, (I) for sale period villa with land with panoramic view, in natural park. - Valduggia (VC)
Place: Piemonte (Italy) Property type: Vintage House
Surroundings: Villa Maria is located in the heart of the natural park of Mount Fenera. Built between the last decade of the nineteenth and the beginning of the twentieth century, the villa rises to 730 m asl and offers a spectacular view of the Monte Rosa massif from the period terrace garden. Located between Lake Orta (a twenty-minute drive, 18 km) and the high Valsesia of the ski resorts (45 min drive, 40 km), can be reached from Milan and Turin in about an hour's journey highway.
Description: Subjected to a careful restoration, the villa, consisting of a central body typically nineteenth-century decorated with characteristic arches and piers usual in the Valsesian architecture, is intact, entirely original and without substantial changes. There are two entrances: the main one, once reachable by a spectacular staircase in front of the ancient palm tree that rises to the center of the garden (total gardens of 1500 square meters), and the side, directly on the garden below (200 sqm) . The house is on two floors for a total of 396.30 square meters, plus the area of relevance (cellars, boiler room, fireplace room, bread oven, etc.) is 295 square meters (official data delivered in common, but I will do check again if necessary to advanced negotiations) in favor of the particular terrace structure of the two gardens (vintage, the main one (about 500sqm) with the gazebo and the winter garden, embellished with centenary essences: antique roses, boxwood, palms, magnolias ) that surround it. On the lower floor there is the old cellar (2 rooms) with the typical Piedmontese vaults, the woodshed room, the boiler room (the new 34 Kw pellet boiler of the latest generation was installed in October 2013, and is able to heat the entire house), a reception room with a large, beautiful fireplace, intact and functioning with internal benches and a last room-oven (with the bread oven) and the old boiler (of the late nineteenth century). A long corridor with large arched windows connects the premises. The middle floor (which itself can constitute an apartment, as well as the upper floor: respecting the original structure the house has been preserved as a single large unit) has one of the two bathrooms, a room dedicated to games and relaxation, a pre-entry with wood paneling, the large kitchen (with access to the terrace that sits on the main garden, a beautiful living room with frescoes (eight hundred) and a small study frescoed (early 1900). children's room flanked by the wardrobe room (which housed the nanny) with traces of lily frescoes, the large library, two large rooms with precious frescoes, with parquet of the era (one with trompe l'oil a impluvium, the other with floral liberty frescoes and small adjoining room) and finally a second bathroom and a second frescoed study. The large upper attic, finally, can be restored to the attic. a small rustic sixteenth (from which it is possible to obtain a further small unit: measures the perimeter of the rustic: 10x12 meters; to be used as a house requires renovation and a semi-wooded garden of 600 square meters, which ensure access by car to a few meters (5) from the entrance of the villa. Among the exquisite curiosities there is the dovecote, where once on the trespoli still existed the pigeons travelers, grateful to the windows of the upper floor and beautiful Art Nouveau railings signed at the doors and windows of the upper floor overlooking the garden terrace.
